What is the expected monthly rental income?

Estimated net monthly rental income ranges from approximately R1,307 to R2,783+, depending on the size of your unit. These figures are based on the current investor yield calculator included in the sales pack.

Projected net annual yields range from approximately 10.3% to 11.25%, depending on unit size. Detailed projections are available in the investment evaluation document and sales pack.

Monthly expenses include body corporate levies, rates and taxes, and rental management fees. These costs are already factored into the projected net return calculations provided in the sales pack.

No. Store Your World operates on a Shared Rental Model, meaning investor income is linked to the overall occupancy and performance of the facility, as well as the owner’s participation quota.

Rather than your income being dependent solely on whether your individual unit is occupied, rental income is pooled and distributed according to the Shared Rental Model and each owner’s participation quota. This helps to reduce the impact of individual unit vacancies.

The Shared Rental Model helps mitigate individual vacancy risk. Your rental income is based on the overall performance and occupancy of the facility rather than solely on whether your specific unit is occupied.

Rental rates are reviewed in line with market conditions and adjusted according to factors such as demand, inflation and operating costs.

The average occupancy rate in the Western Cape self-storage market is approximately 95%. Store Your World’s occupancy is expected to build progressively over approximately 12 months following launch, with break-even reached at approximately 79% occupancy for a 5 m² unit.

Yes. There is currently a waiting list for prospective tenants.

As Store Your World is a new development, historical occupancy figures for the facility are not yet available. The Western Cape self-storage market currently has an average occupancy rate of approximately 95%, which provides a useful market benchmark.

Historical rental growth in the self-storage sector has been approximately 6%–8% annually.

Approximately 30% of the available units have currently been sold.

Yes. Ownership, Purchase & Financing

Yes. Buyers receive sectional title ownership of their individual storage unit, subject to the applicable sectional title and body corporate rules.

Yes. All listed purchase prices include VAT.

Estimated transfer and bond registration costs are included in the sales pack. Costs vary according to the size and purchase price of the unit.

Yes. Financing assistance is available through a commercial broker. Buyers may also apply for finance through their own bank’s commercial property division or commercial broker.

Yes. Foreign buyers may purchase units, subject to applicable South African property ownership regulations and financial compliance requirements.

Yes. Owners may use their unit for personal storage, subject to providing the required notice to the facility manager and complying with the applicable facility rules.

Yes. Units may be resold on the open market, similarly to other sectional title commercial property investments.

Standard sectional title and body corporate rules will apply to the resale of units.

The body corporate will insure the overall building structure. Owners and tenants are responsible for arranging appropriate insurance for their own stored contents.

Rental & Management

Tenant lease periods may vary depending on the tenant and their storage requirements. As an investor, however, your income is not dependent on a single tenant or individual lease, as the development operates on a Shared Rental Model linked to overall facility occupancy.

The facility is managed by Sandak-Lewin, with operational management and support services provided at the facility.

Your sectional title ownership and the body corporate structure remain in place if the management company changes. A management company can be replaced if required without affecting your ownership rights.

The body corporate and operational management structure are responsible for the maintenance and upkeep of common areas and the overall facility, in accordance with the applicable sectional title and body corporate arrangements.

Facility & Unit Features

Storage units range from approximately 5 m² to 23.4 m², with a variety of sizes available to suit different storage requirements.

Specialised humidity-controlled wine storage units are planned for Phase 2. Standard storage units are not marketed as climate-controlled units.

Yes. The facility has been designed as a premium, modern storage environment, with secure, weather-protected and ventilated units.

Yes. Solar-backed infrastructure supports essential security and operational systems, helping to maintain continuity during power interruptions.

The facility has been designed for convenient vehicle access, with dedicated loading bays, internal driveways and guided access routes to make moving goods as easy as possible.

Yes. Upper-level access has been designed to make the movement of goods practical and convenient.

Yes. Parking is available on site, with smart parking sensors indicating which bays are available.

Store Your World incorporates multi-layered security, including biometric gate access, AI-monitored CCTV, intrusion detection, door-open detection and solar-backed security infrastructure.

Yes. AI-monitored CCTV and continuous security monitoring operate 24 hours a day, 7 days a week.

Access is controlled through a combination of biometric systems, app-based access and QR-enabled entry, providing secure and convenient access to the facility.

Yes. Tenant access is activated digitally through the app and a unique QR code system.

Yes. The facility will have onsite operational management and support services to assist with day-to-day operations and tenant requirements.
